Fire safety regulations
As a landlord, Nuneaton and Bedworth Borough Council are required to provide fire safety instructions and the evacuation notice to all residents who live in a block of flats that have two or more domestic properties with common areas.
Why have the regulations changed
The Grenfell Tower Inquiry recommended in the Phase 1 report (Recommendation 33.28) that:
- the owner and manager of every residential building containing separate dwellings (whether or not it is a high-rise building) be required by law to provide fire safety instructions (including instructions for evacuation) in a form that the occupants of the building can reasonably be expected to understand, taking into account the nature of the building and their knowledge of the occupants
Following this inquiry, the Fire Safety (England) Regulations 2022 have been introduced, and these come into force from 23 January 2023.
The intentions of the requirements are to make residents safer, to make residents feel safer and to keep fire safety information fresh in residents' minds.
Our aim is to keep everyone alive in the event of a fire.
By having fire safety instructions in communal areas, residents, visitors, and other relevant persons will also have clear access to this information.
